Knock knock! Who's there? Your home's big debut.
When most people picture selling a house, they picture a sign in the yard and a listing online on day one. That's one way to do it. But here in Baton Rouge, you have four doors to choose from, and picking the right one can make your whole sale feel calmer. I walk every seller through all four before we decide. Here's the short version, one door at a time.
The quick answer: You can launch your home four ways: a Compass Private Exclusive (a quiet first look inside Compass), Compass Coming Soon (early buzz on Compass.com while we get ready), ROAM MLS Coming Soon (a sneak peek for local agents for up to 30 days, with no showings yet), or a full MLS and public launch (the most exposure). You can pick one door, or go door by door.

What Are the 4 Ways to Launch a Home?
What are my options for listing my house? Think of them as four doors into the same house. Each one gives your home a different kind of first impression.

Compass Private Exclusive: a private first step
Compass Coming Soon: early interest while we get ready
ROAM MLS Coming Soon: a sneak peek for local agents
Full MLS + Public Launch: the most public exposure
Quick vocabulary lesson: ROAM MLS is the multiple listing service (MLS) our local REALTORS® use to share homes for sale with each other. When people say a home is "on the MLS," that's what they mean.
Door 1: What Is a Compass Private Exclusive?
What is a Compass Private Exclusive? It's a quiet first look. Your home is shared inside the Compass network, agent to agent, and those agents can tell their buyers about it one to one. It doesn't go on public websites, and there are no public MLS days on market while it's private.

Why sellers like it:
Privacy. Maybe you're not ready for the whole street to know yet.
A quiet first look at buyer interest. We hear what buyers and agents think before a public launch.
No public price drops. If we learn something and adjust, it isn't on display.
The trade-off: fewer people see it, and a smaller audience can mean fewer buyers. That's why I explain the pros and cons before we pick this door. You'll also sign a short form saying you chose to keep your home private. That's a ROAM MLS rule, and I'll walk you through it.
Door 2: What Is Compass Coming Soon?
What does Compass Coming Soon mean? It's early visibility while we get your home ready. Your home shows up publicly on Compass.com as Coming Soon, so buyers and agents can start getting excited before launch day.

I love this door for homes that need a little time: touch-ups, pro photos, and a Matterport® 3D tour. While we polish, interest starts to build.
One rule to know: once a home is marketed to the public, ROAM MLS rules say it has to go into the MLS within one business day. A yard sign, a website, or a flyer in a window all count. I keep every step by the rules, so you never have to worry about that part.
Door 3: What Is ROAM MLS Coming Soon?
How does Coming Soon work in the MLS? Local agents can see your home in ROAM MLS before it goes active. It's a sneak peek for the agents who are working with buyers right now. Here are the ROAM MLS rules:

Your home can stay Coming Soon for up to 30 days. Then it goes active on its own.
No showings until it's active.
Coming Soon days don't count toward days on market.
The yard sign must say "Coming Soon."
You'll sign an OK to use Coming Soon, and once your home goes active, it can't go back to Coming Soon.
My tip: use those days to finish your to-do list. Need one? My Before You List guide has five must-dos (and two things to skip).
Door 4: What Is a Full MLS and Public Launch?
What happens when my home goes on the MLS? This is the big debut. Your home goes active in ROAM MLS and out to the major home websites, with agent outreach and digital and social marketing. This door puts your home in front of the most buyers, fast.

This is where my SOLD Strategy shines. Seen. Remembered. Sold.
Seen: pro photos, a Matterport® 3D tour, and the major home websites
Remembered: video, social, SEO, and digital ads
Sold: showings and open houses, follow-up with every buyer and agent, and skilled negotiation all the way to closing
Lagniappe: every listing of mine gets pro photos and a Matterport® 3D tour. It's all included, because your home deserves more than a listing. See the whole plan in my seller plan.
Which Door Is Right for You?
Should I do a Private Exclusive or go straight to the MLS? It depends on what matters most to you. Here's a quick way to think about it:

Privacy first? Start with door 1.
Want early buzz while you get ready? Door 2.
Want local agents in the know before showings start? Door 3.
Want the most eyes on day one? Door 4.
You can also go door by door. For sellers who value privacy, I often suggest starting with a Private Exclusive, seeing how buyers respond, and then opening the next door. Whichever door you pick, the price has to be right from day one. Like a good roux, it's the base everything else is built on.
My guidance. Your decision. I'll lay out your options and recommend a path based on the market, your price goals, buyer demand, and what matters most to you.
Questions Sellers Ask Me
Can buyers tour my home while it's Coming Soon?
Not in ROAM MLS Coming Soon. Showings can't happen until your home goes active. If you'd like a few private showings first, a Private Exclusive may fit you better. Let's talk it through.
Does Coming Soon count toward days on market?
In ROAM MLS, no. Coming Soon days don't add to days on market. A Compass Private Exclusive doesn't have public MLS days on market, either.
Can I start private and go public later?
Yes. You can start with a Private Exclusive and open the next door when you're ready. Just know that once your home goes active in the MLS, it can't go back to Coming Soon.
Is one door always best?
No. Each door has trade-offs. A private launch protects your privacy but reaches fewer buyers. A full launch reaches the most buyers on day one. I'll walk you through the pros and cons for your home and your goals.
What paperwork will I sign?
Your listing agreement, plus a short form for the door you choose: a form to keep your home private, or an OK to use Coming Soon. Compass also gives sellers a form that explains its marketing options, so you can choose with your eyes wide open.

Where My Info Comes From
I like to give credit where it's due:
Compass: its 3-phase marketing options (Private Exclusive, Coming Soon, and public websites) and its seller disclosure form
ROAM MLS: Rules and Regulations (revised May 11, 2026), including Coming Soon, office exclusive listings, and the one-business-day rule for public marketing
Launch options, timing, and showings depend on your OK, current Compass policies, brokerage approval, and ROAM MLS rules, and rules can change. I'll confirm the details for your home.
